The Jharkhand government has cleared the way for a major urban development project in Ranchi. The plan is to build the state’s largest shopping mall alongside a modern Inter-State Bus Terminal (ISBT) at Dubalia, near the Ring Road. The initiative is part of Chief Minister Hemant Soren’s focus on balanced and inclusive growth.

Urban Development Plan in Ranchi

Urban Development Minister Sudivya Kumar said the goal is to create a shopping and leisure hub away from congestion. He added that the project will also give Ranchi a world-class transport facility. “Ring Road and its surroundings have huge potential. With this mall and the ISBT, people from Patratu, Ramgarh, Kudu and Lohardaga will have access to modern infrastructure,” he said.

The concept plan has been prepared by Karnataka’s consultancy agency IDEC. The design was presented to Principal Secretary Sunil Kumar, who directed that it be revised to focus on green spaces, cultural themes, safety, and traffic-free zones. The final plan is expected within a week.

Features of the Mall

The proposed Ranchi mall project will be built over 5.59 lakh sq ft of land with a total built-up area of 7.36 lakh sq ft. The layout includes:

  • Two basement levels for parking and amenities
  • Ground floor with 28 shops and 7 atriums
  • Multiple floors of retail outlets and atriums
  • Upper levels with restaurants and a four-screen multiplex
  • Food courts, event zones, and exhibition spaces

Officials said the mall will combine retail with open green areas and cultural elements, offering residents shopping, entertainment, and leisure in one location.

Modern ISBT at Dubalia

The Ranchi ISBT project will serve as a major transport hub with 211 bus bays. These will be divided for intra-city, intercity, and interstate routes.

Passenger facilities will include:

  • Ticket counters, ATMs, restrooms, and security rooms
  • Air-conditioned waiting lounges and dormitories
  • Restaurants, food kiosks, and LED display boards
  • Bamboo craft displays and landscaped open spaces
  • A workshop, healthcare unit, and a fuel station

Extensive car and bike parking is also part of the plan.

Impact on Ranchi and Nearby Districts

The integrated mall and ISBT project is expected to boost tourism, commerce, and employment in Ranchi. It will also benefit surrounding districts such as Patratu, Ramgarh, Kudu, and Lohardaga.

Authorities believe the development will expand the city’s footprint along the Ring Road while providing residents with modern retail, entertainment, and travel facilities. The government sees the project as a step toward positioning Ranchi as a growing hub of both modernity and cultural identity.
