Ranchi Smart City set for expansion; proposal seeks 500 acres for Phase 2 development
The scope of the Ranchi Smart City project is set to expand significantly, with authorities preparing a proposal to acquire an additional 500 acres of land for Phase 2 development. The move aims to scale up residential, commercial, and institutional infrastructure, positioning Ranchi as a more integrated urban hub.
According to officials familiar with the plan, the expansion will build upon the ongoing development across 656 acres in the city’s core smart zone, where infrastructure and service delivery systems are already being rolled out.
From core development to city-wide expansion
The current smart city area is being developed with modern infrastructure, including wide roads, underground utilities, 24×7 power supply, and integrated urban services. The proposed additional land will extend these benefits beyond the existing zone and create a larger, contiguous urban ecosystem.
Officials said the new phase is expected to introduce a mixed-use development model, combining housing, commercial spaces, and institutional facilities in a planned format. This is likely to open up opportunities for retail outlets, boutique businesses, consultancy firms, and hospitality services.
New urban model and economic push
The expansion is being positioned not just as a real estate project but as a new model of urban development. Smaller plotted developments, improved connectivity, and service infrastructure are expected to generate employment and stimulate local economic activity.
The plan also includes improvements in drainage, street design, and civic amenities, aimed at enhancing liveability and attracting private investment.
Land and legal hurdles largely resolved
One of the key constraints in the existing 656-acre project area had been land-related issues, including conversion and mutation delays. Officials indicated that a significant portion of these hurdles has now been addressed.
Sources said that around 450 acres have already been cleared through legal and administrative processes, with the remaining land in the final stages of resolution. Earlier delays in mutation of land allotted to Heavy Engineering Corporation (HEC) had also slowed progress, but the situation has since improved.
Centre-state coordination underway
Discussions between state authorities and central agencies have been ongoing for the proposed expansion. The Ranchi Smart City Corporation Limited (RSCCL) has reportedly engaged with stakeholders in New Delhi in recent months to move the proposal forward.
The state government is now preparing to formally place the proposal before the Union Ministry of Housing and Urban Affairs for approval.
What it means for Ranchi
If approved, the expansion could mark a turning point in Ranchi’s urban trajectory. A larger smart city footprint would not only increase planned urban space but also potentially reshape land values, investment patterns, and migration into the city.
The key question now is execution. Can Ranchi translate planning into timely delivery, and can this expansion avoid the delays that slowed Phase 1?
The answer will determine whether the city evolves into a functional smart urban system or remains a partially realised vision.
